
RICS APC Process: Latest Updates Every Candidate Should Know
We bring to you the latest updates in the RICS APC Process (as of 14th March 2026)
1️⃣ New Cap on APC Assessment Attempts (Major Change – 2026)
One of the biggest recent changes is the limit on the number of attempts for the final assessment.
From 1 January 2026, candidates can make up to four attempts to pass the assessment.
A fifth and final attempt is only allowed after completing an additional 12 months of experience.
Attempts made before 2026 do not count toward this limit.

RICS introduced this rule to encourage better preparation and maintain professional standards.

2️⃣ Updated APC Candidate Guide (June 2025)
The APC Candidate Guide was updated in June 2025, introducing several procedural clarifications.
Key updates include:
Stricter word-count rules
Case study still typically 3,000 words, but the guide now clearly defines what counts in the word count.
Candidates must state the word count at the end of the case study.
Clarification of diary vs logbook
Diary: personal record of daily experience.
Logbook: summary of experience that must be submitted.
Case study guidance
More detailed requirements on content, structure, and competency demonstration.

3️⃣ Ban on Using Generative AI for APC Submissions
A notable new rule:
AI tools (e.g., generative AI) cannot be used to produce submission content.
Candidates must submit their own original professional work.
AI may only be used for grammar or spelling checks.
RICS may use AI-detection tools and plagiarism checks to verify submissions.
4️⃣ Mandatory “Intent to Sit” Process
Many regions (including MENA) now require candidates to submit an Intent to Sit (ITS) before submitting the final assessment.
This confirms that candidates plan to sit in a particular assessment window.
It helps RICS manage assessor availability and scheduling.
5️⃣ Greater Emphasis on Ethics and Professional Standards
Recent RICS reforms across the profession also affect APC candidates:
Ethics and professionalism are receiving greater focus in assessments.
Candidates must demonstrate knowledge of RICS Rules of Conduct and professional ethics during the final interview.
This aligns with broader reforms to strengthen trust in the profession.
6️⃣ Ongoing Review of Entry and Assessment Routes
RICS is currently undertaking a major review of how professionals enter the profession.
This may lead to future changes in:
assessment formats
competency frameworks
routes to chartership
The goal is to modernize the qualification system and improve accessibility.
